Position Description:
Troubleshoots, monitors, repairs, and services a variety of HVAC/R equipment including programing, calibrating, testing, monitoring, and adjusting system parameters for efficient operation.
This position will also be required to perform general maintenance tasks, including but not limited to, plumbing, painting, electrical, structural repairs to walls, ceilings, floors, doors and door hardware, grounds, snow removal, and kitchen equipment.
This position is required to access a variety of spaces not limited to basements, tunnels, crawl spaces, attics, chases, and roofs using stairs, ladders, lifts, scaffolds, and other means to service or inspect equipment.

Summary

Position Description

Required Job Qualifications

Five years’ experience in an occupational field related to the work assigned to the position
OR
Substitution for work experience on a year for year basis with degree or completed coursework from applicable Trade School, University or College.

Preferred Job Qualifications

  • Universal EPA Certification
  • Advanced HVAC and/or Refrigeration experience within a university, school district, commercial campus, or other similar environment.
  • Demonstrated verbal and written communication skills.
  • Experience maintaining, repairing, and trouble-shooting High Efficiency Boilers.
  • Experience maintaining, repairing, and trouble-shooting commercial kitchen equipment.
  • Experience maintaining, repairing, and trouble-shooting HVAC systems.
  • Experience maintaining, programming, repairing, and trouble-shooting a variety of HVAC systems.
  • Ability to utilize computers and other electronic mobile devices to manage work orders and communicate with teams, i.e. email and computers.
  • Ability to develop positive working relationships with customers, peers, supervisors, management, contractors, and partners.
  • Customer service oriented.

Essential Duties

 

Job Duty Category: HVAC and Refrigeration Unplanned Maintenance

Duty/Responsibility

  • Troubleshoot and repair HVAC and refrigeration equipment including large/small HVAC supply and return air handling units, unit heaters, fan coil units, fluid handling pumps, air compressors, control air dehydration and filtering systems, forces air heating/cooling units, boilers, piping systems, other mechanical devices, and related electronic interfaces.
  • Develop, implement, perform, and plan preventive maintenance programs.
  • Prioritize future work necessary and prepare schedules for preventive maintenance using a variety of computer programs including, but not limited to maintenance work order inventory and ordering software, Excel, Work, etc.
  • Coordinate and assist the work of university approved subcontractors to provide oversite and mechanical related services when outsource contracting is necessary due to expertise, schedule conflicts or internal labor shortages.

Job Duty Category: Systems Maintenance and Repair

Duty/Responsibility

  • Understanding and implementation of season start up and winterization of utilities systems at remote site.
  • Maintenance and repair of commercial kitchen equipment, HVAC & plumbing systems.
  • Utilities system maintenance and repair for electrical, domestic water, and sanitary sewers outside buildings.
  • Domestic water and sewer maintenance and repairs inside.
  • Water treatment and water treatment troubleshooting
  • Perform and document equipment-programing modifications, alarm programing modifications. Inspections, equipment meter readings, test results, and work completed.
  • Perform basic electrical servicing including breaker replacement, outlet replacement, switch replacement, and ballast replacement.

Job Duty Category: Preventive and Unplanned Equipment Maintenance

Duty/Responsibility

  • Service and maintain commercial kitchen equipment including steamers, fryers, large dishwashing machines, coolers and heaters, stoves, large mixers, and ovens.
  • Utilize, repair, and maintain, a variety of small Power tools and equipment, including but not limited to jetter, chain saws, table saw, compressor, generators, and large pumps.
  • Utilize, repair, and maintain, a variety of hand tools, mechanical measuring devices, and other specialized equipment in the performance of assigned tasks.
  • Custodial equipment maintenance and repair
  • Maintenance and repair of gas equipment
  • Maintenance of Fuel storage and inspections
  • Heavy equipment utilization and maintenance.
  • Basic Skid loader repair and diagnostic for advance repairs.
  • Auto and trailer maintenance, diagnostic, and repair.
  • Propane heater repair and maintenance of gas lines. Maintenance and scheduling of large propane tank refueling.

Job Duty Category: Building and Mtn Campus Upkeep and Maintenance

Duty/Responsibility

  • Earth work and road maintenance with heavy equipment.
  • Welding and fabrication.

Job Duty Category: Customer Service/Special Duties

Duty/Responsibility

  • Learn, apply, and demonstrate how to enter personal living space with an awareness/enforcement of privacy and discretion for residents and guests, dealing with living habits, state of undress, shyness, etc.
  • Have appropriate social interactions with residents and guests and be aware of their personal space, using appropriate communication and providing programmatic support.
  • Develop awareness/enforcement of student/guest behavior expectations, identifying “red flags” such as alcohol, drugs, fire alarms, unhealthy living conditions, etc. Remind the residents of personal safety (locking doors and windows, un-propping EXIT doors, etc.)
  • Clean-up after construction projects
  • Use Personal Protective Equipment and safety procedures for the above tasks.

Job Duty Category: Meeting Attendance and Other Duties

Duty/Responsibility

  • Attend all required/recommended training/classes/seminars provided by HDS to accomplish the above, which include ethics, safety, diversity, communications, Blood Born Pathogens, and any applicable training in providing the best customer service, etc.
  • Develop professional skills and communication to effectively interact with live in residents and guests.
  • Attend all meetings, committees and department sponsored functions.
  • Clock in and out for work time and make leave requests into designated software systems.
  • Use all computer related software to enter time and leave requests, post time and comments for work orders, communicate by email or other department and university designated sites, and any other document related program.
  • Comply with HDS Facilities Handbook, University Departmental Procedures and Policies.

This position will work in both Colorado State University Main Campus AND Mountain Campus (Bellvue, CO)
